Pigeon, together with the Landowners, is bringing forward plans across two phases for land at Bardwell Road, Ixworth. The first phase is for up to 160 new homes, including affordable and custom/self-build provision, alongside open space, green infrastructure, sustainable drainage, and the creation of new walking routes. The second phase will entail retail/community uses.

The purpose of this website is to provide information about the proposed scheme. We are inviting local residents and stakeholders to comment on how the scheme should be shaped, as the planning process progresses.
